Methods of saving for a down payment on a house differ greatly from saving for retirement. The reason for this lies in the factoring of time. Over short periods of a few years, individual companies and the stock market as a whole can experience dramatic fluctuations which in no way represent longer-term trends. Because of this possibility, a smaller percentage of your portfolio should be allocated into stocks as the time for cashing in your investments draws near. Conversely, the longer the time period you have to invest, the more aggressive your portfolio should seek higher returns.

Einstein described compounding as “The Eighth Wonder of the World” and for good reason. Being able to earn interest on your interest allows investments to increase exponentially faster than with simple interest. A one-time investment of $5000 earning 10% interest compounds to a total of over $54,000 after 25 years. Using simple interest, it would take over 95 years to reach the same amount. Naturally, the larger your initial investment and the more you can afford to add later on, the more you can expect to gain in returns.

Am I carrying any high-interest debt, such as on a credit card?

Before saving for future events, you should consider your present finances. Paying off any high-interest loans function as an “automatic” return. Writing a check to Visa to pay down your debt may not feel as satisfying as starting a nest egg, but by eliminating those 22% interest payments, you have effectively “made” a 22% return. Although you need not completely eliminate your debts, getting such payments into a reasonable area should be a more pressing priority.

This fiscal reckoning is also a good time to examine budgeting and expenditures. Look for unneeded or overpriced purchases, and consider the feasibility of paring them down and saving the extra money. Unused gym memberships, that $5 whipped mocha-hazelnut cappuccino, and extra cable channels all add up. The true cost of these and all other purchases involves understanding the “time value of money”, but for now it should suffice to say that $5 added to the previously mentioned investment account compounding 10% for 25 years turns into $54.17.

These questions lead us to selecting individual investments. Consider your investment timetable for when you’ll need the money, recognizing that more conservative selections should be made the shorter the window. Everyone’s risk tolerance is different; while one person may feel comfortable with small-cap biotechs another may need a blue chip to feel equally sound.

Analyzing the risk to reward ratio here is a good first step. The more risk you take on, the more you should expect to get in return if your investment pays off. The inverse is also true: the more stable an investment, the less return one should expect. Government-backed I Bonds pay over 6%, but involve tying up money for years in order to fully benefit from them. While this gives you one target, the average return of the broader market indices is about 11% per year. There are two primary schools of thought about investing: growth and value.

Growth

Growth investing is a higher-risk strategy which focuses on finding smaller companies poised to rapidly grow earnings. Stocks here tend to be micro-caps or small-caps, and the occasional mid-cap (under $10 billion). In their younger lives, many of the well-established companies of today found themselves considered here (Think of Apple Computers (AAPL) or Starbucks (SBUX)). Growth companies can be found in many different sectors, although such companies often have similar traits. A growth company usually has a unique product or service to offer which can fundamentally change how business is done. When found early enough in their growth cycles, these companies have the potential to return enormous profits to investors.

Value

Value plays usually are found in larger companies, although the strategies used to find them can be applied to smaller corporations as well. Looking for value stocks is similar to looking for values in a store: find a good product at a price below what you would normally expect to pay. These bargains are often found in the form of companies which have been unfairly beaten down through overselling. Finding value stocks usually involves using a discounted cash flow model (DCF) to find a company’s intrinsic value. This is the form of investing advocated by Benjamin Graham, and popularized by Warren Buffett.

GARP

GARP, or Growth At Reasonable Price, is a combination of the above forms. As the name implies, the focus is finding growing companies trading at reasonable prices. Quick measures of this include the PEG ratio (Price to Earnings to Growth) and Forward P/E. Although not a specific style, GARP is utilized by many investors because of its flexibility. The average, diversified portfolio will have many GARP-type stocks in it.

Once you know your goals, the amount your going to invest, your relatively debt free and know your risk tolerance it’s time to look at the market and start thinking about selecting stocks.

Closing the Sale - Timing is Crucial

Waiting until the end of the sales process before closing a
sale is akin to waiting until the last ten minutes of a flight to
Venus before making course corrections. In both cases,
there is a very low probability of success.

It is of little value to wait until after presenting your product
or service to begin applying “closing techniques”. You
must create a sound foundation for the sale throughout the
sales process. Without that foundation, salespeople feel
pressured and trigger prospects’ natural resistance: The
probable outcome is lost opportunities and lack of sales.

Top salespeople, the Top 1%, close at the beginning of the
sale, and many times throughout the sales process:

  • They spend most of their time with people able, willing,
    and ready to buy - these are High Probability Prospects.
  • They only do business with prospects they respect, and
    who, in turn, respect them: These are genuine business
    relationships, with both parties mutually agreeing to move
    forward each step of the sales process.
  • This Mutual Respect results in Total Disclosure of the
    prospect’s needs, wants and buying intentions- as well as
    Total Disclosure of the product’s/service’s benefits and
    limitations.
  • Mutual Agreements and Mutual Commitments happen
    early, and often, throughout the sales process.
  • These mutual agreements lead to Closed Sales: the
    ‘Closing’ is the sum total of the entire series of agreements.
    Closing must begin at the initial stages of the sales process.

During the sales process, almost any point of discussion
provides an opportunity for a commitment. It’s as simple
as asking:

  • “This system will produce at least 20% more sales by
    salespeople that utilize it. Is that what you want?”
  • “Is it profitable to spend between approximately $3500
    per salesperson to achieve that magnitude of result?”
  • “The system requires that your salespeople learn a new
    sales process. Is that acceptable?”

Each ‘Yes’ to questions like these is a commitment, and
integrates ‘Closing’ throughout the Sales Process. Depending
on your products and services, closing should occur between
25 and 45 times before consummating the sale.

If this sounds simple, it is. If it sounds easy, it is not. It
requires preparation, so that every point of discussion is
followed by a simple request for commitment or acceptance.
It also requires a thorough understanding of a sales process
that appeals to the way the human mind works.

By the end of the sales process, most prospects will have
agreed that every one of your product’s features is acceptable,
and they also will have acknowledged your product’s benefits to
them. At that point, it is an easy, natural transition to ask the prospect what s/he wants to do to acquire your product or
service. In most cases, the prospects will create the consum-
mation of the sale. That is, they will design the final close for
the salesperson’s approval.

monologue, I would have asked for a commitment -

A Household Sugar Cane Juicer Only A Sweet Dream?

So you’ve had your veggies-in-a-glass. How about putting a sugar
can juicer to work for dessert?

The modern sugar cane juicer has come a long way from the
trapiche, the old traditional wooden roller press used by the
indigenous people of countries such as Panama and Columbia.
However, it still produces the same sweet, delightful juice.

A traditional Cuban drink, called guarapo, is freely available
in Miami, Florida. Many visitors are not aware that this is in
fact sugar cane juice. To produce this treat, a guarapo press is
used.

Sugar cane juice is an unrefined source of carbohydrates, which
is actually good for you! The juice of sugar cane grown for this
purpose, has an appealing color, is soft on the palate, is more
stable than vegetable juice and is filled with nutrients. While
growing, it is watered constantly to keep the sugar percentage
as low as possible.

A sugar cane juicer produces juice that is just a bit sweeter
than orange juice. It contains much less sugar than a can of
soda! It is believed that sugar cane juice has properties that
help to prevent tooth decay. In contrast, eating sugar cane
often, will result in frequent visits to the dentist. Not a very
sweet thought…

There is also evidence that there may be some wound healing and
immune strengthening properties in sugar cane. In addition, the
juice has a soothing effect on the digestive system, especially
when combined with fresh ginger.

Commercial sugar cane juicers are prohibitively expensive. A
household sugar cane juicer isn’t a common sight. Sugar cane
pressers are available in table top models in countries like
Malaysia, India and Singapore, where this juice is seen as a
delicacy.

Entrepreneurs elsewhere have taken up the challenge and now sell
organic sugar cane juice, flavored with lime, ginger or
rasberry. These extras compliment the juice perfectly.

Just imagine, how, on the next visit from your
wheat-grass-devotee friends, you casually present them with a
refreshing glass of…sugar cane juice!

A vegetable juicer that has been used as a sugar cane juicer on
occassion, is the dependable Omega 8005. If you decide to try
this, you must remove the outer rind or husk - quite a
time-consuming job! The outer husk is also the main source of
impurities. Removing the juicing nozzle first is also
recommended.

The VISOR Juicer by L’Equip, may also be able to handle
occasional bouts with sugar cane. Although juicing sugar cane
sporadically should be fine, you have to decide for yourself if
you want to risk possible damage to your juicer.

One of the other options currently on the market, is a sugar
cane juicer called the MCI-170 that comes with the usual
commercial-juicer price-tag. This is an extractor with a
stainless steel cabinet, body and juice drum. The unit also has
a drink tap. The juicer can go through around 170 canes per
hour. The motor of the electric model is 1.5 HP. A gas version
is also available.

The dimensions of the MCI-170 are 16″ x 18″ x 22″. This is quite
a hefty machine by juicing standards, as it weighs in at around
190 pounds.

A slightly more manageable version is the MCI-60, which
dispatches with 60 canes per hour. It comes with the same
stainless steel construction, standard drive container and
filter with drink tap. The motor is less powerful at 3/4 HP.

This one is a slightly more svelte model with dimensions of 16″
x 15″ x 22″. Unfortunately it is still a heavy contraption with
a weight of 100 pounds.

The Abamaster Sugar Cane Juicer SCJE, actually more of a sugar
cane crusher, has a powerful 1/2 HP motor. This durable machine
is easy to use, has a stainless steel body and drums, and a
reduced gear design for maximum torque.

The Sugar Cane Juice Extractor 2000 distributed by Zama
Enterprises, is a countertop model with a stainless steel body
and drums. It is easy to operate and has a removable front cover
for quick cleaning. Weighing in at 100 pounds, you probably
won’t choose this one for your kitchen!

Until a more practical household sugar cane juicer becomes
available, it is perhaps wiser to stick to juicing ordinary
fruit and vegetables. Leaving consumption of this particular
delicacy with its medicinal powers for a trip to Malaysia,

Monitor Your Way to a Healthy Heart and Better Body

Of the many fitness-oriented pieces of equipment available today, one the most effective is also one of the least understood. A heart rate monitor, however, is not a complicated device. In fact, it un-complicates a wieldy but essential fitness formula by putting the calculated answer right before your eyes. In so doing, it aids you in reaching your fitness goals more safely and quickly.

While calculating your heart rate during a workout can be accomplished manually, there are some inherent problems in tackling this task yourself. Fitness proponents suggest two self-measurement heart-rate methods, each with its own set of complications:

1. The “Perceived Exertion” method requires that you evaluate the level of your activity by means of a “talk test.” In other words, at various stages throughout your workout, you are to measure your exertion by how easily you can utter a complete sentence. It goes something like this: If you can let loose a string of statements, or carry on a lengthy conversation with yourself, you’re likely not working hard enough. If, on the other hand, you’re huffing and puffing halfway through that sentence, you’re probably working too hard. While the simplest to put into use, two difficulties plague this heart-rate measurement strategy: 1) You have to actually remember to implement the test at various stages throughout your workout, thereby distracting you from the task at hand; and 2) Exertion perception is in the eyes of the beholder, meaning human error is probable. That is, what a novice exerciser perceives as heavy breathing may be only moderate to an expert.

2. The mathematical method requires that you plug some values into the following formulas: (220 - Your age) * 0.60 = Your minimum target heart rate and (220 - Your age) * 0.80 = Your maximum target heart rate. For optimum benefits and safety, your heart rate should fall somewhere between these two numbers during continuous bouts of exercise. The obvious dilemma with this heart-rate measurement methodology is that it requires brainpower. (Who can think when they’re concentrating on exercising?!) The underlying difficulty is that you must actually count your own pulse while active, another task riddled with the likelihood of human error.

A heart rate monitor eliminates all these margins of error by putting the tracking and calculations into the hands of an electronic device. Simply follow the instructions that come with your heart rate monitor to determine your target heart range then wear your monitor during any strenuous activity. The monitor takes care of all the detailsthink of it as your mini-fitness computer.

Regular use of a sound heart rate monitor will yield the following benefits:

  • It’s easy to use (just strap it on) and it’s highly accurate (much more so than counting your own pulse).
  • It enables you to concentrate on exercising rather than the logistics behind it.

    How many times have you clicked on a website only to find a screen full of text? You read a large-scale headline and then all you see is text, much like reading a letter. You scan down the page looking for something to attract your attention.

    Do you know what you’re really looking for? You’re looking, subconsciously or not, for a picture to show you what’s in the web site. You want to “see” what you’re getting into.

    A website without graphics is losing a major portion of the audience it’s owner hopes to attract. Think about it for a moment. Whenever you are reading, your mind’s eye is creating visual images of the perception of the words you are reading.

    There are three main areas to which the use of graphics should be applied. The first is a graphic header. This is typically the first area of your site a prospect sees. It must be powerful enough to grab the prospects attention and hang on for dear life. Once a prospect clicks on your site you’ve got approximately 8 seconds to entice him to continue reading. There’s no better way to grab his attention with a picture.

    The second area that requires graphics to increase effectiveness is your product or service. Regardless of what you’re selling there must be a graphic to promote it. What if you don’t sell a tangible product? Let’s use membership sites as an example. You’re selling a private membership. Increase your sales by simply showing a graphic of a “membership card”. This will make your prospect feel like he’s going to be a member of a special club. People love to feel “special.”

    It doesn’t matter whether what you’re selling is tangible or not, there’s always a graphic you can use to depict what it is you’re promoting. Remember people buy based upon emotions. Pictures always activate emotions.

    The third area often overlooked is the background graphic of your site. Well designed, with properly chosen colors this area will automatically set the mood for whatever you’re offering. Again, the emotions must be activated.

    Spiritual Hunger

    SPIRITUAL HUNGER —————————————- The
    definition of this common word, (Hunger) “The state of
    discomfort or weakness caused by lack of food, a desire or need
    for food, ANY strong desire or craving.” The parellel between
    the nautral and the spiritual, truly is at times uncanny to say
    the least. We all know what natural hunger feels like. What
    about spiritual hunger? It can feel different to different
    people but common feelings are: a deep sense of emptiness;
    feeling like there’s no meaning or significance to life; feeling
    lost; feeling like something is missing but not being able to
    identify even what is missing; it can be an edgy, gnawing
    feeling of unknown origin; it can feel like deep sobbing from
    the very center of our soul. These are only a few examples of
    what spiritual hunger can feel like.

    Many, if not most times, when we feel this spiritual hunger we
    are unaware of what it really is. It does bring discomfort and
    pain, so we look to soothe that pain. We may fill that with
    anything…drugs, alcohol, any form of destructive habits,
    obsessive compulsions, eating disorders, sex, pornography, TV
    watching, the list is extensive. Many times we can also fill
    that same spiritual hunger with things that look more positive;
    like filling every second of our lives with busyness, people,
    family, kids, spouse, sports, entertainment of any kind,
    shopping, reading, work, the list is endless. Not that these
    things are bad, in and of themselves, but could we be using
    these things to fill spiritual hunger? I’d encourage you to
    think about what you tend to turn to when you sense those
    feelings of spiritual hunger.

    What are those areas of escape in our lives? There are also some
    who have been so wounded beyond belief that they simply have
    lost the ability to feel at all, thus masking spiritual hunger
    with numbness and denial.

    We often view that discomfort or pain as an enemy to be quelled,
    after all, nobody in their right mind likes to hurt. Let’s
    explore that a little further. Look back again at natural hunger
    (food). If we go too long without food, our tummies hurt, we
    start getting weak, maybe get a headache and if we go too long
    we can even start to lose our desire for food. If we keep going
    like this we will eventually die. Some can go longer than others
    without food, but the end result will always be death. Thus,
    hunger is actually a very good thing, it signals that we have a
    very real need for nourishment. This is EXACTLY the same thing
    spiritually. The bible says in Luke 6:21 “Blessed are you that
    hunger now, for you shall be filled.”

    Hunger a blessing? YES! For the hunger will cause us to turn to
    nourishment that is needed, in order to bring life. God our
    Creator, made every person with a need within our souls that
    ONLY HE can fill. His purpose is to bring life and bless us.
    When we try to fill that void with other things, it only leads
    to more hunger. It may bring temporary relief, like eating a bit
    of junk food that doesn’t satisfy. Yet, our need is REAL food,
    food that nourishes and sustains us, gives us strength and life.
    If you are feeling stirred in your heart now, if you’re feeling
    spiritually hungry, there’s good news. John 6:35 says “And Jesus
    said unto them, I am the BREAD OF LIFE, he that comes to me
    shall never hunger, and he that believes on me shall never
    thirst.” Psalm 107:9 says, “For he satifies the longing soul,
    and fills the hungry soul with goodness.” Psalm 34:8 says, “O
    taste and see that the Lord is good, blessed is the man that
    trusts in Him.”

    It is easy to get spiritually filled. Simply ask with an honest
    heart something like “Jesus, I’m hungry, please come fill me, I
    need You” or whatever is on your heart. Have a heart to heart
    talk with Jesus who WANTS to bless you and fill you. One thing
    important to notice…we eat food in the natural everyday, our
    need for food spiritually is daily too, simply come to Jesus and
    you’ll be amazed!
